1. RELEASE OF LIABILITY

The Guest and all members of their party agree to release, indemnify, and hold harmless the Host, property owner, and any of their agents or representatives from any and all claims, liabilities, injuries, losses, or damages arising from or related to their stay, including but not limited to: Personal injury, accidents, illness, or death; Loss, theft, or damage to personal belongings; Use of the home, amenities, outdoor areas, and equipment (including but not limited to stairs, kitchen appliances, decks, grills, docks, waterways, and recreational gear); Wildlife encounters or natural hazards. The Guest understands and acknowledges that they are staying at the property at their own risk.

2. ASSUMPTION OF RISK

Guest understands that the property may include potential hazards such as elevated decks, stairs, water access, wildlife, or slippery surfaces. By signing this waiver, the Guest voluntarily assumes full responsibility for all risks associated with the stay, including those involving children or others in their party.

3. GUEST RESPONSIBILITY FOR DAMAGES

The Guest agrees to: Treat the property with care and respect. Report any accidental damage to the Host immediately. Be financially responsible for the cost of repair or replacement of any damage, loss, or theft caused by the Guest or their party, whether accidental or intentional. Authorize the Host to charge the payment method on file for any such costs, or otherwise agree to pay within 7 days of receiving an invoice. Normal wear and tear excluded.

4. NO UNAUTHORIZED EVENTS OR GUESTS

Guest agrees not to host parties, events, or have additional overnight guests beyond the amount listed in the reservation without prior written approval.

5. PROPERTY RULES

Guest agrees to abide by all house rules provided before or during check-in, including check-out procedures, noise limits, trash disposal, parking instructions, and any HOA guidelines if applicable.

6. LEGAL JURISDICTION AND FEES

This agreement shall be governed by and construed in accordance with the laws of the State of Florida. Any legal action arising from this agreement or the stay shall be filed in the appropriate court in Citrus County, Florida. In the event the Host must take legal action to enforce any part of this agreement, including the recovery of damages or unpaid fees, the Guest agrees to be responsible for all court costs, legal fees, collection fees, and any other expenses incurred by the Host in connection with such action.

7. ENTIRE AGREEMENT

This document constitutes the entire agreement between the parties. Any modifications must be in writing and agreed upon by both parties.

8. GUEST AGREEMENT AND DIGITAL SIGNATURE

By typing my full name below and checking this box, I acknowledge that I am the Guest under this agreement. I understand that the Hosts include the property owner, rental host, and affiliated entities such as Inshore Addiction Charters, MNP Investments, and Homosassa-Rentals.com. I agree that this agreement is legally binding on me and all members of my party during the stay.

9. AGREEMENT ACKNOWLEDGMENTS

I acknowledge that I am staying at the property at my own risk and release the Host and property owner from all liability related to injury, loss, or damages during my stay. I accept full responsibility for myself and all members of my group, including guests, children, and pets. I agree to pay for any damage, loss, or theft caused by anyone in my party, beyond normal wear and tear. I will follow all house rules and local regulations. I understand that if legal action is required to enforce this agreement or recover fees, I am responsible for all court costs, attorney’s fees, and collection expenses. I agree that this agreement is governed by the laws of the State of Florida, and any disputes must be resolved in Citrus County, Florida.
